Luminance, the pioneer in Legal-Grade™ AI, has taken the top floor office space of 20 Station Road in Cambridge. The rapidly growing Cambridge-born AI company is establishing its tech home in the building, moving over 100 people to the premium space.

The building, which includes a wraparound balcony with panoramic views of the city, offers high-quality flexible workspace and opportunity to scale as Luminance continues to expand its global R&D hub in the heart of Cambridge’s fast-growing tech ecosystem. Luminance joins Oracle, SiFive, Simmons & Simmons and KPMG among others in the building.

Developed by world-leading AI experts from the University of Cambridge, Luminance’s end-to-end AI platform enhances every touchpoint a business has with its contracts, from generation to negotiation and post-execution analysis. The company, which closed a $40 million Series B funding round in April 2024, works with over 700 organisations in more than 70 countries, including global manufacturers such as Koch and Yokogawa, technology companies such as AMD and Hitachi, as well as pharmaceutical giants including LG Chem. Luminance’s technology has been used in a number of world-firsts, including becoming the first AI to completely automate the negotiation of a contract between two parties, and the first use of AI at London’s highest criminal court, the Old Bailey.

20 Station Road, which has floor-to-ceiling windows and amenities including a fully equipped gym, secure bike storage, and alfresco terrace, is located 3 minutes’ walk from Cambridge mainline station, with connections to London’s tech hub King’s Cross in 52 minutes, where Luminance continues to rapidly scale its customer-facing operations. The building is certified BREEAM ‘Excellent’. Luminance signing on at 20 Station Road reflects the appeal of Fora’s flexible workspaces and underscores the company’s commitment to Cambridge as a hub for tech and AI innovation.

Eleanor Lightbody, Chief Executive Officer, Luminance said:

“Here at Luminance, we’re extremely proud of our Cambridge heritage, continuing the cycle of groundbreaking technological developments to come out of the Silicon Fen ecosystem.
